Back to sectors

India's real estate development sector is in a multi-year upcycle (2021 onwards) after a brutal 7-year downturn (2014-2021). Listed developers have consolidated market share from unorganised builders thanks to RERA, GST, and NBFC stress. Pre-sales growth of 20-30% CAGR with improving balance sheets marks this era.

Real Estate = Long Cycle Business

Indian real estate moves in 7-10 year cycles. The current upcycle started in 2021 and is expected to run until 2028-2030. The last downturn (2014-2021) bankrupted 80% of developers. Survivors (listed, well-capitalised companies) are now gaining 3-5% market share annually from unorganised builders. This market share consolidation is the structural investment thesis — not just a cyclical bet.

1. Residential & Commercial Projects — Industry Overview

Industry Structure

Segment Market Size (Annual) Growth Listed Share
Residential (new launches) ₹12-15 Lakh Cr 15-20% ~8-10% and rising

Retail/Mall development ₹15,000-20,000 Cr 12-15% Medium
Plotted development ₹20,000+ Cr 20-25% Growing
Real Estate Value Chain

Approvals & Planning 6-18 months
Launch & Pre-sales Month 0 — booking starts

The Pre-Sales Business Model

Phase Cash Flow P&L Recognition Balance Sheet
Land acquisition Outflow (land cost) None Asset (inventory)
Launch Inflow (20-30% booking amount) Minimal Advance from customers
Construction Outflow (construction cost) Progressive Work-in-progress
Handover Final inflow (balance payments) Full revenue recognition Receivable → cash

$$\text{Pre-sales} = \text{Units Booked} \times \text{Average Selling Price (ASP)}$$ $$\text{Collections} = \text{Money Actually Received from Customers (current + past bookings)}$$

Pre-sales Ka Jadoo

"Real estate mein pre-sales sabse important number hai — yeh future revenue ka leading indicator hai. DLF ne Q3 mein ₹4,000 Cr pre-sales kiye matlab ₹4,000 Cr ka naya business sign hua. Par P&L mein yeh revenue tab dikhega jab flat complete hoke handover hoga (3-4 saal baad). Isliye — pre-sales dekho growth ke liye, P&L revenue dekho past execution ke liye. Dono important hain par different stories batate hain." (In real estate, pre-sales is the most important number — it's a leading indicator of future revenue. DLF did ₹4,000 Cr pre-sales in Q3 meaning ₹4,000 Cr of new business was signed. But this will appear as P&L revenue when the flat is completed and handed over (3-4 years later). So — look at pre-sales for growth, look at P&L revenue for past execution. Both are important but tell different stories.)

RERA Impact (Game-Changer)

Before RERA (pre-2017) After RERA (post-2017)
Builders collected money, delayed projects Must use 70% of collections for that project only
No penalty for delays ₹ penalty per day + interest to buyer
Multiple projects funded from one project's money Ring-fenced accounts per project
Fly-by-night operators common Registration mandatory — accountability
Customer had no recourse RERA tribunal for complaints

Result: Unorganised (non-RERA compliant) builders dying → listed developers gaining share.

Cycle Dynamics

Real Estate Cycle
Recovery 2021-2023
Expansion 2023-2026
Peak 2026-2028?
Slowdown 2028-2030?
Downturn Next cycle bottom
Cycle Phase Characteristics Investment Action
Recovery (current late stage) Unsold inventory falling, prices rising 5-10% Already invested should hold
Expansion (current) Launches accelerating, pre-sales booming Continue accumulating quality names
Peak Pre-sales plateau, prices rose 40-50%, new supply floods Start trimming positions
Slowdown Unsold inventory rises, sales velocity drops Exit cyclical names
Downturn Price correction, developer distress Wait — buy when leverage drops

Growth Drivers

Driver Impact Timeline
Market share shift (organised from unorganised) Listed developers gaining 3-5% share/year 5-10 years
Urbanisation (Tier-1 → Tier-2 spread) New markets for developers Ongoing
NRI demand (weak rupee = cheap property) 15-20% of luxury demand Cycles with INR
Interest rate cycle (RBI rate cuts expected) Affordability improves → demand boost 2025-2026
Infrastructure (metro, highway, airport) New micro-markets created Project-specific
Work-from-home → bigger homes Upgrade demand sustained Structural shift
